Homeowners become members of the Mariposa Community Association when they purchase a lot or home. Members are responsible for paying quarterly dues to support community operations and reserve funds.

Assessments are due on the 1st of each quarter: July 1; October 1; January 1; April 1. Assessments received after the 15th of the month are subject to late fees. Current assessments are $282.00 per quarter.


Payment and Statement Options

Homeowners may activate Paperless Billing and the Direct debit and Online payments described below within their VMS Portal.

Direct debit

Direct debit allows for payments to be automatically withdrawn from your checking or savings account each quarter.

To sign up for direct debit, please sign in to your VMS Portal, select the EPay tab, and “Add ACH.”


Payments can be made online by eCheck, credit card or automatic withdrawal through Pacific Western Bank, or from within the VMS Portal under the Links tab.

The automatic withdrawal option is valid for one year and then must be rescheduled.


Payments can be mailed to the address on your statement or hand-delivered to Association offices at 2501 Parkway Ave. within the Mariposa Community Center.

The detachable coupon portion of the statement must be included with the payment.
